This document serves as a reminder notice that must be sent to members between 30 and 7 days before the nomination deadline. It provides key election details, including how many board positions are open, the deadline for submitting nominations, how to submit a nomination, and a current list of qualified candidates. It also includes a reminder that if the number of qualified candidates is equal to or fewer than the number of open positions when nominations close, the board may vote to seat those candidates by acclamation without holding an election—unless more candidates than positions have already qualified at the time the notice is sent.

Date Mailing Due:

Between 30 and 7 days before the end of the nomination period for election by acclamation (Condo Elects recommends mailing it 8 days before the deadline).

By Email or Paper (Depending on Election Rules and Preference)

Notes:

Candidate requirements are set in the association’s election rules but must follow the Davis-Stirling Act. Associations can establish qualifications, but they cannot impose any that go beyond what the law allows.
